ok,  think about it?  if someone wants to work for you by the hour, is he really going to care  how long it's going to take????  do not be fooled *by a cheap hourly rate.  you will pay** more in the end.. ok, I can build renovate anything  and everything, and I have been doing A LOT  longer  than it became fashionable on TV reality shows.  so it's up to you .  let's quickly and efficiently fix and build or renovate your JOB ...  thank-you.. jim
